Storage unit deals: first month free and $1 specials
First month free, $1 move-in and 50% off are common storage specials. They can save real money, but only if you know what happens after the promotion ends. Here is how to compare deals and which discounts to ask for.
Typical savings
20% – 30%common discount for veterans, prepayment or new facilities
One free month on a 12-month rental saves about 8% of the year's rent. Veteran, prepayment and new-facility discounts can reach 20% to 30%. Rent increases of 5% to 10% every 6 to 18 months can erase these savings, so compare the full-year cost.
What a deal really saves
Example uses a $120 monthly rent, the 2026 national average for a 10x10. Fees and insurance are not included.
| Deal | 12-month rent | Savings |
|---|---|---|
| No special | $1,440 | — |
| First month free | $1,320 | $120 |
| $1 first month | $1,321 | $119 |
| 50% off first month | $1,380 | $60 |
| First month free, then 8% increase after 6 months | $1,378 | $62 |
| 20% discount all year | $1,152 | $288 |
Discounts worth asking for
- Military and veteran discounts
- Student and senior discounts
- Prepayment discounts for several months
- New-facility opening rates
- Online-only rates
- Waived admin fee
Read the fine print
- Is the special tied to a minimum stay?
- What will the rent be after the promotion, and when is the first increase?
- Does the deal apply to all sizes, or only to less popular units?
- Are the admin fee and insurance still required?
Fees to add to the monthly rent
Rent is not the only cost. Most facilities add a one-time admin fee (Extra Space Storage, for example, charges $50), require insurance or a protection plan of about $10 to $30 a month, and expect you to bring or buy a disc lock for $10 to $20. Some ask for a deposit, often one month's rent. After move-in specials end, rents commonly rise 5% to 10% every 6 to 18 months.
Ask for the full move-in total, not just the monthly rate. See Storage unit fees and insurance and How much does it cost to rent a storage unit?.
When to find the best deals
Facilities discount most in fall and winter, when fewer people move, and when a new facility opens nearby. Demand and prices peak in late spring and summer.
Frequently asked questions
Are $1 storage unit deals real?
Yes, but they usually cover only the first month. Rent returns to the standard rate afterward and may increase within 6 to 18 months.
Is first month free worth it?
It saves one month of rent, about $120 on a typical 10x10, if the regular rent is competitive. Compare the full-year cost with other facilities.
Can I negotiate storage unit prices?
Often, yes. Ask for the online rate, waived fees, or a match of a competitor's price, especially in slow seasons.
